What does a settlement agent do?
A settlement agent is a licensed professional who facilitates the transfer of ownership in a property transaction, making sure all the legal documents and financial obligations are met before settlement. Your conveyancer liaises with the real estate agent, your broker, local authorities and your bank to settle the property smoothly.
What are the key steps in a settlement?
It runs in stages: reviewing your contract, preparing the documents, coordinating with everyone named in the contract, and finally completing the transfer of ownership.
How much will my settlement cost?
Our fees depend on the property price and the circumstances of your contract. Additional costs and disbursements, such as mortgage registration, lease information enquiries, or strata-titled properties, can be added as the settlement progresses. Ask for a quote and we will lay it out.
How long does a settlement take?
Your settlement date is stated in your offer and acceptance contract. A typical settlement takes four to six weeks. Finance delays, unexpected hold-ups or complications can affect the timeline.
Do I need to attend settlement?
No. Your settlement agent attends for you, either in person or electronically through PEXA (the Property Exchange of Australia).
Do I need to come into your office?
That is up to you. You can sign your documents in person with your conveyancer, or we can send everything to you by email.
When do I get possession?
If the property you are buying is vacant, you may be able to take possession on the day of settlement. If the seller is still living there, they are entitled to remain until 12 noon the day after settlement.
